We recently acted for owners/occupiers of historic cottages located within the Woodstock Conservation Area of Woodstock, Oxfordshire, against a development which was proposed for a rear garden of a Grade-II listed building located in their immediate vicinity.

Our work involved carrying out a comprehensive daylight, sunlight and overshadowing assessment on behalf of the objecting neighbours. Particularly, we thoroughly considered the overshadowing impact onto their private amenity areas and sunlight to all their windows all year-round. The report which we presented to the Planning Officers highlighted the need for a context-based interpretation of the effects of the development on those long-established properties. We also produced photomontages showing the impact of the scheme in the ‘real’ context. Following our work, West Oxfordshire Council voted to refuse the neighbouring planning application in September 2020.
